Unique Challenge: Alan Cerro was contacted by a family who owned roughly 5 acres of vacant land in Redding, CA. They agreed to hire him to determine if the property could be developed. The subject property was adjacent to another 5 acre piece owned by a couple who lived in a very old home on the property. Mr. Cerro was successful in structuring a deal whereby his company purchased the property from the couple, and then entered into a joint venture with the family that initially contacted him in order to develop the combined 10 acre site. As part of the agreement to purchase the property from the couple they were provided the opportunity to construct a new home within the housing development.
Solution Provided: Alan was not only able to achieve residential zoning for the property, but he was also the first developer to achieve the optimal density bonus allowable by the City of Redding.
Cerro Vista is an exclusive community, with large estate size lots, geared toward retirees and second home owners relocating into this beautiful part of California. The homes range from 1,800 to 2,500 square feet in size. Alan was also charged with the formation of the Homeowners Association as well as creating and implementing a common maintenance agreement for the jointly owned pump station and drainage system.
