Overview
Patten University (“PU”) provides an affordable and accredited higher education for individuals through online programs. PU confers associate, bachelors and master’s degrees with several different concentrations. PU is currently developing a concentration in Religious Studies while also partnering with Wilson University to offer a course in Biblical Studies. In 2016, College Choice ranked PU as one of the best online schools in California both for its flat tuition rates and the academic excellence of its programs. PU has also received the “Best Value Award” from University Research and Review.

PU’s mission is to make higher education accessible and affordable to all, no matter their age, location, ethnicity or financial situation. PU believes everyone should be able to get a quality university education. PU is committed to enriching the world and making difference in the community by giving students close personal attention in conjunction with offering online undergraduate and graduate programs.
Challenge
PU needed consulting and asset management services to realize operational efficiencies and perform a campus-wide asset management study as a key strategy to fiscal sustainability and improving their strategic plan. PU also wanted to create mutually beneficial community partnerships with other public entities to aid in their solicitation efforts to implement an updated and sustainable model for their organization.
Solution
Cerro Vista Land & Development’s (“CVL&D”) approach was based on a disciplined due diligence process that measures risk while identifying the catalysts for increased value. CVL&D created additional documentation to complement its analysis, which included but was not limited to, asset survey, title survey, debt survey, rent survey, market value survey, and property condition and code assessment documents. CVL&D secured and grew the assets needed to support PU’s mission by identifying and selling non-essential and surplus assets. CVL&D played a vital role in helping PU uncover value by providing operating support and helped PU launch new initiatives and upgrade technologies and systems to support their long-term strategy.
CVL&D formed a strategic partnership with the organization leaders of the Christian Cathedral Church and Patten Academy of Christian Education, both of which are located in the general vicinity of PU’s campus. This partnership served as a catalysis to a relationship allowing PU to provide context to their overall strategic plan and ultimately receive community support for their effort to create a new and sustainable model for the organization.
Outcome
Using CVL&D’s suggestions and direction, PU confidently made necessary changes to their strategic plan, and executed and implanted the new plan.
“Win-Win” community partnerships were created between PU and Christian Cathedral Church and Patten Academy of Christian Education.
